Canggu and Uluwatu are two of the most popular places in Bali to own a rental villa — and two of the most different. One is a busy, social coastal strip of cafés, coworking spaces and beach clubs. The other is a peninsula of limestone cliffs, surf breaks and quiet ocean-view stays.
We manage villas in both, so we see the differences day to day. Here's an honest comparison for owners and buyers deciding between them.
Canggu: social, busy and in demand year-round
Canggu — including neighbouring Berawa and Pererenan — has grown from a quiet surf village into one of Bali's busiest areas. It attracts a wide range of guests: young travellers, couples, families, and remote workers who stay for weeks or months.
Strengths for owners
- Broad, steady demand. The mix of short holidays and longer stays keeps calendars fuller through the year, including quieter months.
- Strong monthly rental market. Remote workers and long-stay visitors make Canggu one of the easiest areas to fill with monthly rentals.
- Everything nearby. Guests love walking to cafés, restaurants, gyms and the beach — and they rate villas that offer it highly. (See our guest guides to things to do in Canggu and Canggu's best restaurants.)
Things to watch
- Competition. New villas are being built constantly, so yours needs to stand out on design, photos, reviews and pricing.
- Traffic and noise. Congestion and construction are part of life. Location within Canggu — a quiet lane versus a main road — makes a big difference to reviews.
- Zoning. Some land around Canggu sits in agricultural or green zones. Always check zoning and permits before you buy.
Uluwatu: dramatic, quieter and premium
Uluwatu sits on the Bukit Peninsula in Bali's far south, with areas like Pecatu, Bingin, Padang Padang and Nyang Nyang. It's known for clifftop views, white-sand beaches below the cliffs, world-class surf and sunset bars.
Strengths for owners
- Premium positioning. Couples, honeymooners and guests seeking privacy will pay for views, space and seclusion.
- Experience-led stays. Guests come for the scenery and the surf rather than nightlife, which tends to suit design-led, high-end villas. (Our guest guides cover things to do in Uluwatu and its best beaches.)
- Less dense. The area is more spread out, which helps villas feel private and special.
Things to watch
- Getting around. Guests usually need a scooter or driver, and some beaches involve steep stairs. Set expectations clearly in your listing.
- More seasonal. Demand leans towards holiday travellers, so peak and low seasons can feel more pronounced than in Canggu. (See our month-by-month guide to Bali's rental seasons.)
- Infrastructure. Water supply, access roads and building quality vary from property to property. A careful pre-purchase check matters here.
Side by side
| Canggu | Uluwatu | |
|---|---|---|
| Typical guest | Social travellers, families, remote workers | Couples, surfers, guests seeking privacy and views |
| Demand pattern | Steadier through the year | More seasonal, with strong peaks |
| Long stays | Very strong | Moderate |
| Competition | High and growing | Growing, more spread out |
| What wins bookings | Location, design, value | Views, privacy, experience |
So which is better?
Neither — they suit different villas and different owners. If you want steady occupancy and flexibility between nightly and monthly rentals, Canggu is hard to beat. If you have, or want, a standout property with views and privacy, Uluwatu can command premium rates from guests who'll travel for it.
What matters more than the area is the specific property: its exact location, legal status, build quality and how it's presented and managed. A great villa in either area will outperform an average one in the other.
