The maths of self-management looks compelling on paper. A management company charges 20–30% of gross revenue. On a villa earning $60,000 USD a year, that's $12,000–18,000 going to someone else. Why not keep it yourself?

It's a reasonable question. But in our experience, owners who self-manage from overseas rarely save as much as they expect — and often end up worse off than they would have been with proper management. Here's why.

The visible costs

Even when you're managing your own villa, you still need people on the ground. At minimum:

Coordinating these people from overseas — often across significant time zone differences — is a part-time job in itself. And unlike a management company, individual contractors don't have systems, don't communicate proactively, and aren't accountable for outcomes in the same way.

The hidden costs

Missed bookings

OTA platforms reward fast response times. Airbnb's algorithm surfaces listings where the host responds within an hour. When you're managing from Brisbane or London and a guest messages at midnight Bali time, you're either losing sleep or losing bookings. Professional management means someone is always available.

Suboptimal pricing

Setting the right nightly rate is a full-time optimisation task. Without real-time market data, most self-managing owners either price too conservatively (leaving money behind in peak periods) or too high (sitting empty when competitors are booking out). The revenue gap between static and dynamic pricing alone typically exceeds the management fee.

Maintenance delays and cost blowouts

A pool pump that fails on a Friday afternoon in Bali requires someone who knows a reliable local supplier, can be on-site to assess the problem, and has the relationships to get it fixed before the next guest arrives on Saturday. Managing this remotely means delays, unhappy guests, bad reviews — and often paying inflated rates because you don't have the local relationships to get fair pricing.

Declining review scores

Guest satisfaction on Airbnb and Booking.com is driven by details: spotless cleaning, a well-stocked kitchen, prompt responses to requests, a smooth check-in. These details are hard to maintain consistently without someone physically present and accountable. A drift from 4.8 to 4.5 stars might seem small, but it has a measurable impact on your search ranking and booking conversion rate.

The mental load

This one is harder to put a dollar figure on, but it's real. Self-managing owners describe being permanently on call — fielding messages from guests at all hours, worrying about what's happening at the villa, chasing contractors, dealing with disputes. The investment property that was supposed to generate passive income becomes another job. For many owners, this is the cost that eventually tips the decision.

When self-management makes sense

To be balanced: self-management can work if you live near the property, have significant time to dedicate to it, and have strong local relationships already in place. Some owners do it successfully, particularly if they're in Bali regularly.

But for most overseas owners — particularly those in Australia — the combination of time zone friction, on-ground logistics, and the opportunity cost of your own time means professional management typically delivers better net returns, not worse ones. The fee pays for itself in occupancy improvement alone, before you account for maintenance savings, pricing optimisation and the hours of your own time you get back.

Running the real numbers

Before deciding, it's worth doing a genuine comparison. Take your current annual revenue (or an estimate of what you could achieve) and model two scenarios:
